Introduction

Our client was a multi international textile fabric maker with a technical and manufacturing base within West Lothian. We were instructed in 2014 to pressure wash the exterior face of the anodised cladded warehouse, approx 1400m2, to remove the build up of dirt, green algae and mould spores.

Services provided

In April 2014, we completed a pressure wash to the exterior of the metal anodised cladding of the building. This took approximately 7 days to complete and was completed using a specialist Mobile Elevated Access Platform (MEWP) and high pressure washing equipment at over 4000psi. After approx 15 months the building required another clean as the dirt and green algae had returned.

Our approach in September 2015 was to advise the client that it would be beneficial to clean the building using the same method as previously, however immediately following the clean to apply a treatment of biocidal anti-algae treatment to provide up to 12 months of continuous treatment to prevent the re-occurrence of the green algae spores which made the building look unsightly and dirty.

The client agreed to the treatment being applied twice per year as this was the recommended frequency to keep the building looking at its best, taking into account the environmental surroundings (ie shrubbery, trees, aspect ratio etc).

The biocide treatment was applied at low pressure from ground outwith working hours, therefore reducing the risk to operatives, the building and staff and third party visitors. The biocide treatment took 1 day, thus also significantly reducing the time required on site and minimising disruption.

This also represented significant cost savings to the client based on undertaking twice yearly biocide applications over a period of 3-4 years. It was anticipated that the building would need pressure washed again after 3-4 years, however by reducing the number of times the building was cleaned at high pressure this would also prolong the life of the building.

We have successfully applied the biocide treatment over the last 18 months (from April 2016 - September 2017). Although the building has now transferred ownership, the new occupiers have agreed to keep the treatment up and the next scheduled treatment is in March 2018. The cost savings are still significant compared to the cost of high pressure washing, including the use of specialist access equipment.

This is only one example of where we have successfully applied biocide treatment, however we have used this on other warehouse & industrial style buildings, glass canopies, paved and slabbed entrances and pathways, ramps and access areas. It not only keeps the surface looking cleaner for longer, health and safety risks for example, from slippery pathways, entrances or access points can be significantly reduced if applied on a regular basis.
